Tim deals with the full range of property-related disputes including real property matters and landlord and tenant issues. His particular specialism is property management issues for large commercial property investors and developers and within that, business lease renewals and dilapidations.
In respect of dilapidations Tim has acted on some of the most significant cases of recent years and has a strong following and referral network in respect of new cases. Recent new matters include settling a £2.1m dilapidations dispute and two new dilapidations disputes where the amount claimed is c. £6.7m dispute and £2.7m, respectively.
Tim is one of the co-founders of Hill Dickinson’s Birmingham office which opened in 2024.
Prior to that Tim was a partner at Irwin Mitchell and Browne Jacobson.

Tim lives with his family in the Midlands and is a keen cyclist and runner (and occasional golfer).
Tim’s client base is predominantly large commercial investor/developers across various sectors including retail, office and multi-let industrial. He also has a sizable occupier practice which includes a FTSE 250 leisure operator.
Acredart & Car Giant v London Borough of Hammersmith & Fulham [2017] EWHC 197 (TCC) and [2017] EWHC 464 (TCC) – acting for the successful Council in a dilapidations claim, an important decision regarding the correct approach to valuations under section 18(1) LTA 1927.
Tim deals with the full spectrum of commercial property-related disputes with a focus on landlord and tenant matters particularly dilapidations disputes and business lease renewals.
