Tony Vacanti’s professional mission has been to secure and protect clients’ real property rights, defend against governmental overreach when necessary, and obtain development entitlements. Tony collaborates and advocates shoulder to shoulder with owners, tenants, developers, and investors through the sometimes complicated and political maze of land use, zoning, real property tax, and real estate entitlement approval process. He implements hands-on creative strategies based on clients’ unique land use, zoning, and real estate goals. In furtherance of such strategies, Tony employs real-time legal tactics he has developed over almost two decades of experience in administrative and court proceedings, including proceedings before boards of zoning appeals, planning commissions, city councils, boards of township trustees, county and state commissions, and federal and state courts. He also defends property owners and other interested parties when faced with the governmental exercise of eminent domain to ensure the governmental actions are proper and that interested parties receive just compensation.
Tony’s thorough understanding of the nuances in real property valuation allows him to provide clients with substantial real property tax savings in proceedings before local boards of revision, boards of tax appeals, and courts. Additionally, he is able to proactively protect clients in negotiating real estate transactions, including the leasing, acquisition, and sale of real estate; drafting complex real estate documents; and, given his experience in property disputes, addressing title and other due diligence matters.
Tony is a frequent national and local speaker and writer on land use and zoning issues and guest lecturer on land use law at Case Western Reserve University School of Law.
