Rishiraj has over 19 years of experience in the practice area of real estate and construction He has been advising and assisting multi-national companies, funds, real estate developers, investors, banks, financial institutions and UHNWIs in some of the most complex and high-value real estate transactions including in relation to acquisition, sale, assignment and leasing of Information Technology Parks, Data Centres, Commercial Buildings, Retail Malls, Hotels, Factories, plots leased out by the Government and statutory authorities (including MMRDA, MIDC and MCGM), non-agricultural and agricultural land parcels and high-end residential properties. He also regularly advises and assists clients in development/ redevelopment transactions and advises on real estate laws including RERA.

Relevant experience:

• Represented Edelweiss group in relation to title due diligence and documentation with respect to a lending transaction for a project located at Malabar Hill, Mumbai;

• Represented a leading real estate Developer in acquiring a large land parcel along with the factory structures for its upcoming residential project in Bhandup, Mumbai, involving regulatory aspects pertaining to ULC permission, Labour Commissioner’s permission, surrender of factory permit and other licences by the vendor;

• Issued Title Reports for several units located in one of the most premium residential projects “Palais Royale” located at Worli, Mumbai;

• Issued a Title Report for a large Hospital project located in Juhu, Mumbai;

• Represented a leading Data Centre operator in acquisition of two land parcels located in MIDC areas, Pune;

• Assisted funds, investors, educational institutes and corporates in title due diligence of land parcels and projects located in different parts of Maharashtra and Gujarat including Pune, Alibaug, Thane, Aurangabad, Wardha, Baroda.
