Marieclaire provides advice on all aspects of commercial conveyancing including site acquisitions, development agreements, site assembly, disposals, property investment, property support on corporate matters, security work, commercial leasing and renewable transactions (wind, hydro and battery storage option agreements and leases).

She deals with landlords and tenants in a range of commercial leasing transactions, from acting for high street retail brands for their stores in Scotland, to working for a Scottish charity in relation to regional offices.

Marieclaire has extensive experience of providing effective and commercial advice to clients with different business interests.

Experience

Recent work highlights include:

- Leases of several retail and warehouse premises for a client relocating its business and working within defined timescales to ensure business continuity.

- Acting for a developer in the sale of sites for housing developments (involving conditional missives and onward sales to RSLs); disposal with overage provisions.

- Acting for an RSL in a site acquisition with partner developers; negotiating rights with a neighbouring proprietor for site enabling works, drafting Deeds of Real Burdens and negotiating servitude rights for new and established housing developments.

- Completing leases for care facility premises for a charity.

- Acting for a high street retail brand as tenants and completing lease management arrangements in Scotland.

- Disposal of a range of commercial properties nationwide for a high street Bank.Advising on hydro projects and battery storage agreements.
