Bethan is an experienced real estate solicitor and advises clients on transactional commercial property matters. Bethan has particular expertise in the healthcare sector, including care homes, primary care surgery development, funding and occupation requirements.

As well as advising on landlord and tenant matters, bank finance, acquisitions and disposals, Bethan has extensive experience in advising on NHS capital funding schemes for new surgery developments and advising on the Premise Costs Directions 2013.

Bethan’s clients praise her ability to clearly explain complex areas of law and to work collaboratively with multiple stakeholders to find pragmatic ways to achieve her client’s objectives.

Work Highlights

Advising on primary care surgery developments. Schemes have included the development of both owner-occupied land and publicly owned land with associated capital grant funding, 3PD schemes with institutional developers and schemes part-funded by private finance and part-funded by NHS England.

Acting for a care home developer in respect of the development of a number of care home sites across England, including advising on site acquisition, negotiating the lease and contract documents with the occupiers and advising on funding documentation.

Advising on the acquisition and disposal of healthcare centres, including acting on the sale of a primary care health centre with a sale price in excess of £30,000,000.

Advising GP practices on co-ownership arrangements and partnership succession planning in respect of both freehold and leasehold premises.

Drafting and negotiating leases on behalf of landlords and tenants, with particular experience of leases in the healthcare, retail and logistics sectors.

Supporting on the real estate aspects of business mergers and acquisitions, including mergers of primary care businesses and the vertical integration of GP practices with NHS Trusts.

Bethan recently advised the University of Southampton on its acquisition of the Sir James Matthews Building in Guildhall Square, Southampton from Solent University.
