Firm Overview:
SIX Advocaten was launched in 2008 by five lawyers, all coming from leading international law firms. Several other real estate experts joined SIX Advocaten over the years and its team now consist of 11 lawyers. Through the high level of expertise of its partners, spanning all fields of real estate (including all types of regulatory law and procurement law) SIX is able to tackle all aspects of a real estate project, from the first acquisition and development to the end user. SIX is a low leverage and tightly knit firm that aims to always provide its clients with the most experienced lawyer for the job at hand. SIX has a 50-50 litigation and transaction/advise practice and is well equipped to assist its clients in both litigation and deal negotiations.

Main Areas of Practice:  

Inner City Restructuring:
■Representation of the project developer, with respect to the redevelopment of the Market Quarter in Amsterdam in order to create a new integrated Food Market at the North side of the area, freeing up space at the South side for a large new urban area, consisting of 1,500 houses and leisure.

■Representation of the project developer: multidisciplinary cooperation across the firm in dealing with all legal issues in relation to a high impact inner city development of the build of 90-meter-high tower with hotel with 260 rooms and 317 housing accommodations

Construction, Architect Law:
■Contracting and litigation on behalf of various architects:

■Litigation on behalf of the seller of Eindhoven’s’ first skyscraper in respect of claim buyer for EUR 5-10 mio damages to the façade due to design and construction failures.

Real Estate Portfolios:
■Assistance of major law firms and leading corporate boutique firms with respect to all real estate issues (title, lease and regulatory) that come up in transactions.

Infrastructure:
■Representation of a government body as project lawyer in a major infrastructural project, which consists of adapting existing roads/junctions and constructing a new provincial road with connections to existing national roads. In addition to design and construction, the contract includes management and long term maintenance.

Built to Suit/Lease:
■Representation of a hotel chain with respect to the development agreement and lease of a hotel in the Hourglass building at the Amsterdam South Axis and with respect to the Rotterdam FIRST building next to Rotterdam central station):

Procurement:
■Assistance of the municipality of Amsterdam in respect of the tender procedure for the land creation project in relation to the creation of a new island (IJburg2) in the Amsterdam IJ river:

Student Housing & Hotels:
■Assistance in terms of zoning and planning with respect to the transformation of an office building into the biggest hostel in Amsterdam (1,500 beds):

Health Care:
■Six counts several health care providers amongst its clients and has assisted them in a variety of matters, ranging from subsidy cases for youth- and health care institutions and procurement issues to drafting a standard form contract for housing and health care, renegotiating long term leases due to the changes in legislation with respect to health care and the acquisition and development of care homes.
