Dhaval Vussonji & Associates Advises on Strategic Land Acquisitions by TVS Emerald Valued at Over ₹4,400 Crores
Dhaval Vussonji & Associates acted as legal counsel to a leading Indian NBFC in connection with the title due diligence for two marquee land acquisitions by TVS Emerald, the real estate arm of the reputed TVS Group, marking a significant expansion of its development footprint across South India.
TVS Emerald acquired a prime 12-acre land parcel on Radial Road (PTR), Chennai, with a development potential of 2.5 million sq. ft. and an expected topline of ₹2,800 crore. In a parallel transaction, the developer also acquired a 10-acre land parcel in Sathnur, Bengaluru, with a planned development of 1.4 million sq. ft. and projected revenues of ₹1,600 crore.
The firm conducted comprehensive title due diligence for both high-value assets, enabling a seamless investment process. The deal was led by Managing Partner Prachi Dave, with Associate Partner Bharati Nibjiya spearheading the diligence efforts, and local support from Sanjana K for the Bengaluru transaction.
These transactions represent a major milestone in TVS Emerald’s strategic growth and reaffirm DVA’s deep domain expertise in large-scale real estate transactions, land diligence, and financial institution advisory at the intersection of real estate and structured funding.
