PGP participates in the development of four outstanding partial plans in Bogotá

Pinilla González & Prieto Abogados (PGP) began 2020 by reporting the start of four important partial plans in Bogotá, the capital of Colombia. As a leader in the area of ​​urban and real estate law, PGP participated in the completion of the procedures required for the Partial Urban Renovation Plan “Montevideo” (of the Éxito business group, one of the largest in the country). PGP advised including the signing of the respective decree that gave the legal floor to this land-use instrument. Likewise, PGP participated in the partial plans of Cafam de la Floresta, the project “El Bosque,” of the renowned construction firm Amarilo, and in the Partial Urban Development Plan of “El Autumn,” where great players from the sector of the construction in Colombia as Amarilo, Constructora Colpatria, and Urbansa, joined forces.

The “Montevideo” project seeks the renovation of an area with deficit public space in the industrial zone of Bogotá. It involves 7 hectares and will develop 3,200 housing units. For its part, the Cafam project will offer urban solutions in already consolidated neighborhoods, developing 10 hectares with 315,000 square meters of construction. In turn, the “El Bosque” project will generate 72 hectares approximately. It will be the first partial plan of Ciudad Lagos de Torca, the most significant urban and environmental development that Bogotá will have in the coming years. Finally, “El Autumn” will be the second partial plan of Ciudad Lagos de Torca, an impressive example of urban development financing through the system of charges and benefits included in Colombian legislation. This plan covers 25 hectares for multi-strata housing, commerce, and services.

The urban and real estate law team, composed by Juan Manuel González, Ángela Caicedo, Laura Carolina Mesa, and Angélica Bernal, worked to give viability to these outstanding projects, confirming their leadership within this area in Colombia.
