De Pardieu has advised the borrower on the financing of the proposed redevelopment of the former registered office of Assistance Publique – Hôpitaux de Paris (AP-HP), Europe’s leading university hospital group, into a new mixed-use urban district, led by BNP Paribas Real Estate, a European leader in real estate services, Apsys, a real estate company and property developer in France and Poland, and RATP Solutions Ville, a subsidiary of the RATP group dedicated to urban services intended for public authorities and companies.
As winners of the call for innovative urban projects “Réinventer Paris 3” of the City of Paris, BNP Paribas Real Estate, Apsys and RATP Solutions Ville are leading an ambitious transformation project for the former registered office of AP-HP. Located opposite the City Hall of Paris, between avenue Victoria and rue Saint-Martin, the buildings develop a total floor area of approximately 27,000 sq.m.
The project, entitled “Hospitalités Citoyennes”, provides for the creation of a genuine micro-district open to the city. In keeping with the values of care and solidarity historically upheld by AP-HP, this mixed-use district will feature 6,100 sq.m of social housing, 3,000 sq.m of retail space, 2,000 sq.m dedicated to community services and social activities, as well as approximately 14,000 sq.m of office space (representing nearly 50% of the total floor area).
Designed in accordance with the bioclimatic local urban plan of the City of Paris and the existing Haussmanian architecture, the redevelopment follows a restrained architectural approach with a low-carbon focus.
