De Pardieu has advised L’Oréal, worldwide leader in beauty, on the lease of 19,500 sq.m of office space within the Rhapsody building located in Saint-Ouen-sur-Seine, in the Docks new eco-district.
The building is strategically located opposite L’Oréal’s Charles Zviak campus, which includes a research and innovation center. The group will move its teams there by mid-2025.
Designed by DGM Architectes, Rhapsody was jointly acquired at the end of 2019 by CDC Investissement Immobilier, on behalf of Caisse des Dépôts, and Pimco Prime Real Estate (formerly Allianz Real Estate) from the property developers BNP Real Estate and Emerige under a VEFA deed (sale in future state of completion).
This is the largest transaction in Saint-Ouen-sur-Seine in the last 5 years.
De Pardieu’s team comprised Adam Haddad (partner) and Antoine Alexis (associate) on the real estate aspects, and Emmanuel Chauve (partner) and Marine Jeulin (associate) on the tax aspects.
