CRIDO Law Firm, together with experts from Poland’s largest consulting firm CRIDO, provided legal and tax support to BPI Real Estate Poland in the acquisition of the office building located at ul. Moniuszki 1a in Warsaw from CPI Property Group.

The transaction was executed in cooperation with BPI’s long-term investment partner. The acquired office building, with a gross leasable area (GLA) of 9,860 m² and 19 storeys, is situated in the very heart of Warsaw, adjacent to Plac Powstańców Warszawy. In the long term, the building is planned to be transformed into a residential facility.

Alongside negotiations concerning the joint venture and the property acquisition, a credit agreement was signed with Bank Millennium S.A., securing financing for the purchase of Moniuszki Tower.

BPI Real Estate Poland is a developer with Belgian roots, active on the Polish market for 15 years. The company delivers residential projects in carefully selected urban locations, combining functionality, aesthetics, and a responsible investment approach.

“Moniuszki Tower is a high-potential investment that perfectly aligns with our strategy of expanding in prime locations across Poland’s largest cities,” said Paweł Prejss, Head of Finance and Administration at BPI Real Estate Poland. “CRIDO’s integrated approach – covering tax, corporate, banking, and real estate advisory – proved to be a highly practical solution, ensuring smooth information flow and efficient coordination at every stage of the transaction,” emphasised Dariusz Kretowicz, General Counsel at BPI Real Estate Poland.

During the transaction process, CRIDO Law Firm engaged three expert teams: Corporate, led by Mateusz Baran (Partner); Banking & Finance, headed by Maciej Georg (Partner); and Real Estate, represented by Bartosz Ostrowski (Counsel) and Maciej Gorgol (Counsel). Simultaneously, CRIDO supported the transaction on tax matters, with the team led by Mateusz Stańczyk (Partner).

Together, these teams provided comprehensive support covering the joint venture structure, corporate aspects, financing, property acquisition, and taxation. Key contributors to the project included Dr Paweł Hoc (Counsel), Paweł Samolewicz (Counsel), Justyna Solnica (Managing Associate), Barbara Kwaśnicka (Senior Associate), Aleksandra Cupryk (Associate), Anna Jarosz (Associate), as well as Maksymilian Górka (Senior Manager) and Emilia Kmak (Senior Consultant).

“We are pleased to have supported BPI Real Estate Poland in acquiring a property in such a prestigious location. This was not only an interesting legal challenge but also a project that genuinely contributes to the development of Warsaw’s urban fabric,” commented Mateusz Baran, Partner at CRIDO Law Firm.
