■ The firm represents two clients, Adler Development Group and 13th Floor Investments, who formed a joint venture to redevelop the 7.5 acres of land surrounding the Douglas Road Metrorail Station. The firm represented the joint venture during the competitive bidding response to a request for proposals. The joint venture planned a multiphased, long term buildout of the property as a vertically integrated mixed-use project, with approximately 50,000 to 75,000 square feet of ground floor retail, a 200-room hotel, approximately 1,750 residential units, and a 300,000 square foot office building. The firm obtained approval of an application to amend the County’s comprehensive plan to double the allowed residential density for the property and permit construction at greater heights, and the application for site plan approval for the project’s Phase I consisting of approximately 300 residential units with a ground floor retail component. The firm is currently representing the joint venture on an application for approval of the second building, with 420 residential units and 18,000 s.f. of commercial space
■ The firm has been working with several clients on the redevelopment of the abandoned Westview Golf Course, approximately 200 acres in size, in the urban infill area of Miami-Dade County. The owner of the south 75 acres of this parcel, Panattoni Development Company, is an international developer, and the firm obtained rezoning and site plan approval to develop an 800,000 square foot logistics and distribution center. The firm also obtained approvals for a community shopping center on the 25 acres north of the Panattoni logistics parcel. The firm is working on numerous post-approval permitting issues for both projects. It is also representing Lennar Homes on a comprehensive plan amendment for a residential community on the north half of the former golf course site
The firm counsels clients and design professionals in identifying issues, preparing applications, negotiating with stakeholders, expediting processing and presenting zoning applications before local government boards:
■ Representation of CG Miami River, LLC, in the due diligence, acquisition, stakeholder outreach, land use, zoning and permitting of the Miami River Special Area Plan, a ten-acre mixed use development on the Miami River in the urban core of the City of Miami. The approved project will consist of high-rise and lower profile structures and a public promenade with commercial, entertainment and working waterfront uses that will transform this area of the Miami River into a destination development
■ Represented an affiliate of Cornerstone Development Group in land use, zoning, platting, permitting and governmental relations matters related to the award of a Request for Proposal by Miami-Dade County for a long term land lease in order to develop a mixed-use, mixed-income transit oriented development on government Property abutting a Metrorail Station in Coconut Grove. The firm represented its client and obtained City Commission approval of the land use and zoning amendments
■ Obtained approvals for Integra Investments, LLC for ParkSquare Aventura, a mixed-use development on a 7.5 acre site in Aventura, Florida. When complete, the project will have approximately 650,000 square feet of floor area, with hotel, residential condominium, office, medical office, specialty retail, quality restaurant and assisted living facility components
■ The firm represented CK Prive Group 1800, LLC in the due diligence, land use, zoning and permitting of a 4.92 acre parcel of land located at one of the most prominent intersections in North Miami Beach. The North Miami Beach City Commission approved the project, along with the request for approval of a special limited conditional use and six (6) variances. The Uptown Biscayne mixed-use project consists of 245 residential units, 42,104 square feet of office space, and 163,496 square feet of retail space
